FULL PLANNING APPLICATION SERVICE
Initial Concept design, Feasibility and Viability study
Architectural drawings, including: site location plan, existing and proposed block plan, roof plan, floor plans, sections, elevations, street scene, samples of facing materials and boundary treatment, site levels and finished floor levels, CGIs
Appointment and coordination of various multidisciplinary specialist consultants to prepare the supporting
documentation typically required by Local Planning Authorities, including:
- Topographical Survey
- Planning Design and Access Statement
- Transport and Travel Plan Statement
- Arboricultural assessment
- Biodiversity Net Gain Assessment
- Energy Assessment
- SAP Energy performance calculations
- Daylight and Sunlight assessment
- Surface Water Drainage Strategy & Flood Risk Assessment
- Overheating assessment
- Financial Viability Appraisal
- Construction Logistics Plan
- Other relevant reports required by LPA
Management of the submitted planning application including liaison with the Local Planning Authority, negotiating Section 106 obligations
Running appeals in case of refusal (charged separately)
NO WIN, NO FEE SERVICE / LAND PROMOTION
This service allows landowners to unlock the full development potential of their site at no cost and with zero financial risk.
For suitable opportunities, we fund the entire planning process at our own risk, typically under a Land Promotion Agreement. This covers architectural drawings, application fees, supporting reports and assessments, and legal costs.
In return, we receive a pre-agreed share of the uplift in land value once planning consent is granted.
